Why choose a serviced office environment? PBS Workspace Operations Director, Michael Quenault outlines the benefits

The PBS Group, has expanded its PBS Workspace serviced office division and has seen an unprecedented demand for this type of working environment since it was established in 2016.

Where is PBS Workspace located?

Our PBS Workspace central office is located within our PBS Group headquarters at One Liberty Place in the heart of St Helier’s business district. Due to demand, we opened our premier offering on the first floor of IFC5, which will more than doubles the number of offices available for flexible rent.

What services does PBS Workspace provide?

We offer flexible, contemporary, furnished business offices of varying sizes for start-up businesses, as well as established ones. We also offer co-working facilities, a telephone call answering service and meeting and boardroom hire with telephone and video conferencing. Our experienced front of house team operate a professional concierge service. They are available to support residents with appointment booking, lunch orders, secretarial services and, much more. All our residents enjoy 24/7 building access at both sites.

What makes PBS Workspace different to other local providers?

We host regular networking events for our residents to meet, get to know each other and share ideas. Our residents also benefit from the wider range of PBS Group services which include print management solutions, office supplies, furniture and interiors, office equipment, PCs, IT solutions and disposal services, creative design and bureau services, printing of business cards, letterheads, brochures and marketing materials and, flexible financing. Workspace is a collaborative community where businesses can choose to operate independently or connect with each other.

What are the benefits and why should businesses consider this new concept?

Serviced offices provide certainty about outgoings and typically allow more flexible rental terms, without having to meet substantial covenant requirements or take on a long-term inflexible lease, where you either pay for space you don’t currently need, anticipating growth, or you have to find someone to assign the lease to before you can move onward, meaning that you might have to restrict your growth. A serviced office licence allows the licensee to expand or contract as their business dictates, rather than be locked in to a fixed size office location for generally the balance of a nine year lease.

Furthermore, there are many other office costs included within the rental, such as all utilities, cleaning and maintenance, rates, office furniture and carpeting, tea and coffee, communal printers and shredding bins and much more. In addition, the provision of a reception service saves on both the staff costs associated therewith and, the management time lost in providing cover for lunch, holidays and sickness.

How do I go about moving to a PBS Workspace serviced office suite?

Businesses can arrange a viewing by contacting the Operations Director, Michael Quenault on 01534 752900 or by emailing him at mquenault@pbsgroup.co. With our IFC5 offering, businesses have the opportunity to work with the team to design a bespoke office suited to their exact requirements.
